The Housing and Community Association provides affordable accommodation in Enterprise House for retired people, who want to enjoy retirement in a community of like-minded people. Built in a three-acre landscaped garden adjoining Epping Forest within easy reach of both rail and bus services and shopping facilities.

Enterprise House is an eight-storey block of purpose-built flats for some 220 retired single and married couples, comprising 200 studio and one-bedroomed self-contained apartments each with its own kitchen and bathroom.

Residents are required to invest a modest capital sum in the Association by way of interest bearing Loan Stock. Interest (currently at 2%) is paid half-yearly and the Capital sum is returned at the end of the tenancy.

Residents are encouraged to participate in the communal spirit which is a feature of life at Enterprise House and the facilities include Guest flats; restaurant; communal lounge; shop; club bar; launderette; library; hobbies room and a garden society, keep fit club, singing group and many other activities.

To maintain the spirit of a community, the Association has a policy of maintaining a spread of ages amongst the Residents who are accepted into the House between the ages of 60 – 75 years young.

Although the Association does not provide any domestic nursing or medical services, the resident staff are there to be of help in an emergency and to assist in the co-ordination of Social Services and general welfare.

The Association was formed in the early Sixties by a group of local businessmen, including two Alderman of the City of London, at the instigation of Mr J Spiwak who had convinced the Government that it should partly fund what is now termed Social Housing and the first loan was made by the Board of Works.

Mr Spiwak, an Architect who had fought in the Royal Air Force during the War wanted a memorial for his parents who had died in Warsaw and it is understandable from that viewpoint why he should want to be instrumental in improving the local housing stock in this country and to provide better homes for those unable to house themselves. Regrettably he died before he was able to extend his plans throughout the country.

The Association is a tax exempt charity.

The current rents are £363 per month for a studio flat and £535 per month for a one-bedroom flat. This rent includes all service charges including maintenance, heating , concessionary television licence fee and water costs.
