IT is one of the grandest homes in the district, it is up for sale, and it is yours for a cool £10 million or so.

The grandson of circus tycoon Billy Smart has put the family mansion on the market as he tries to make a fortune of his own.

BJ Smart lives with his sister and his mother at Nazeing Park House just outside Waltham Abbey.

The 13,500 square feet house has 12 bedrooms, a coach house, a stable block and even an indoor well, but Mr Smart Jr wants to move to America to promote a business venture.

He said: “There is still a Billy Smart's circus still going around but it has nothing to do with me. It's a different world today.

I'm very proud of the circus but that wasn't my creation and I had very little to do with it. I was in a few television shows but that was it. I would like to create my own legacy.

I don't know if that's to do with my ego but I would like to create something myself.”

His plan is to sell Nazeing Park House along with two other properties in Belgravia and Palm Beach, Florida, before using the money to develop an automatic docking system for luxury yachts.

He said: “It does away with ropes and all that sort of old fashioned stuff. People have a good time out at sea and have a few drinks but then they have to come back and tie up ropes. There's so much high-tech stuff on boats and this seems to have been left behind.”

But if the business does not work out BJ has a back up plan.

He said: “I'm flexible really and if someone came along with £10 million then I would be willing to sell.

But if I do keep it then there are lots of things I could do here. We want to get a walled garden going with produce and eggs, and open it up for visitors. But what I really want is to leave my own mark in life.”
